Queen Creek still has fewer homes for sale than last year
Realtor.com said active listings nationally grew to 1.18 million homes in October 2026.
Queen Creek moved the other way. The Real Estate Data Aggregator counted 431 homes for sale in ZIP 85142 for the three months ending August 31, 2026.
That is down 15.2% from a year ago, Real Estate Data Aggregator reports.
So what does that mean for you? Local choice is still tighter here than last year.
Sellers may see less competition from other listings right now.
Buyers may need more patience to find the right home.
The Real Estate Data Aggregator put months of supply at 4.1, down 0.3 months from last year.
Lower supply usually means less pressure for sellers to cut prices fast.
The Real Estate Data Aggregator counted 320 homes sold in ZIP 85142, down 9.3% from a year before.
Fewer sales, but prices still edged up. The median sale price was $688,582, up 1.3%.
So homes are selling for a bit more, even with fewer buyers closing deals.
Homes still took the same time to sell. Median days on market held at 78 days.
Fewer homes sold above list price this year. That share was 6.6%, down 4.2 points.
That tells buyers there is a little more room to negotiate than last year.
Nationally, the picture is different. Realtor.com said pending sales fell 10.5% year over year in October 2026.
Redfin reported mortgage rates near a three-year high, at 7.32% for the week.
Higher rates are shaping buyer behavior everywhere, including here in Queen Creek.
