Queen Creek buyers have a bit more room to negotiate

Here is the one thing that changes what you should do right now. The Real Estate Data Aggregator found that only 7.4% of Queen Creek homes sold above list price in the three months ending July 31, 2026. That is down 3.1 points from the same period a year ago. Buyers have real room to be selective. Sellers need to price with care from day one.

Nationally, Realtor.com reported that 20.8% of listings had a price cut in September. That is the highest share since October 2022. Realtor.com also noted mortgage rates topped 7% for the first time since January 2025. Those two things together give buyers good reason to wait and compare.

What the Queen Creek numbers show

The Real Estate Data Aggregator counted 351 homes sold in ZIP 85142 in the three months ending July 31, 2026. That is down 7.6% from the same months of 2025. Fewer sales means buyers have more choices and less pressure.

The Real Estate Data Aggregator shows homes sold for 98.1% of list price on average. That is down 0.4 points from a year ago. It is a small dip, but it is real. A well-priced home still sells. An overpriced one sits.

Homes are taking longer to go under contract

The Real Estate Data Aggregator found that only 9.7% of Queen Creek homes went under contract within two weeks of listing. That share is down 5 points from the same period last year. Most homes are sitting longer before a buyer steps up.

The median days on market was 69 days, according to the Real Estate Data Aggregator. That is 3 days longer than the same stretch in 2025. Not a dramatic shift, but the trend is clear: buyers are taking their time.

Prices held steady, but the market slowed

The Real Estate Data Aggregator put the median sale price in ZIP 85142 at $660,000. That is unchanged from a year ago. Prices did not fall. But the Real Estate Data Aggregator also counted 339 pending sales, down 12.6% from the same months of 2025. Fewer buyers are pulling the trigger.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Queen Creek prices held flat over the same stretch. The national trend is still up, but this market is moving more slowly.

What this means for sellers

Homes are still selling in Queen Creek. The Real Estate Data Aggregator counted 351 closed sales in just three months. That is a real number. But with 7% mortgage rates, reported by Realtor.com, buyers are doing the math carefully. A price that is even a little high can cost weeks on the market.

New listings in ZIP 85142 fell 11.9% year over year, according to the Real Estate Data Aggregator. Less competition can help a well-priced home stand out. The Real Estate Data Aggregator also showed 3.9 months of supply. That is a balanced market, not a buyer's or seller's market by a wide margin.
